Description

Beautiful, well maintained Sheriton caravan set on an elevated, large plot with decked area, patio, lawn and gravelled area. It has views over a river and hills (no flood risk). There is a large metal shed storage for deckchairs, beach and gardening equipment and also a large storage box for shoes, boots etc. The site has a gravelled beach at the river and the caravan is only a 20 minute drive to the beautiful seaside town of Aberdovey.
 
The entrance is into the well equipped, fully fitted dining-kitchen which has integrated: cooker, hob, extractor, fridge, freezer and microwave. There is ample storage and a table with four chairs and radiator. The gas combi-boiler is housed in a cupboard. Doors lead to a separate lounge on one side and on the other to a corridor.
 
 
The lounge is fully fitted with an integrated contemporary coal-effect electric fire, ceiling fan, radiator, TV point, cupboards, TV / DVD stand coffee table and free standing sofabed (double) and two armchairs. There is a Sky box with Freesat card included. Large windows enjoy an amazing view, but with the elevated position there is also privacy.
 
The shower room and two bedrooms are accessed from the separate corridor and are therefore self-contained from the living areas.
 
The shower room has a double shower with eco shower head which conserves water while giving a good pressure. The sink is set into a vanity unit with cupboard and large work surface area to the side and lit mirror above. There is also a large mirrored cabinet above the toilet, radiator and an extractor fan linked to a central light.
 
Bedroom one is substantial in size with a queen-size bed, radiator,two fitted wardrobes, storage cupboards, dressing table area with drawers and mirror above, full length mirror and additional storage behind the headboard. There is an ensuite toilet with sink and cabinet.
 
Bedroom two can be a twin or double. A free-standing bedside cabinet can be placed between or beside the beds accordingly. There is a fitted wardrobe with drawers, radiator, large mirror and shelves.
 
The caravan is tastefully decorated in neutral colours and provides excellent accommodation. It has double glazing with window locks and gas central heating with frost setting facility on radiator valves.
 
When we have shut the caravan for the winter we have used electric heaters on timers to come on occasionally to keep the caravan aired. These will be left.
 
The Garth Holiday Park is privately owned, with the owner living on site. It is beautifully maintained, has very reasonable site fees and has an exceptionally long season from 1st March to the middle of the following January, only closing for six weeks.
 
The sale is reluctant and due to a family issue. Sadly we are unable to keep it.
